Pre Instruction
We visit and evaluate the property giving you a rental assessment of the likely rental income the property will achieve. We will also be able to answer any questions or tackle any concerns that you might have.
Marketing your property:
We utilise all the main property portals which means your property will appear on over 30 different websites giving it nationwide coverage to 8M potential tenants. In addition we have many corporate connections and links with many of relocation agents looking for corporate lets. click here to view where your properties are advertised !
Accompanied viewings
These are done by our property managers and lettings negotiators. We are flexible on viewings and are open 7 days a week so your property will always be available when other agents properties aren’t; Your property is a business you can’t afford to be closed !
Screening and selecting tenants
We have a rigorous selective process as we see this is the key to successful property management. We use Equifax as our main partner through lettingref; these systems help us capture tenants’ previous landlord history, credit information and employers’ information. Is your current agent going to these lengths??
Preparation of lease, inventory and other documentation
The documents have been prepared by our legal team and are fit for their purpose. Our inventories are extremely comprehensive and we offer a video inventory service to go that extra mile. If you’ve got your own documents that you’d prefer to use; No problem send them over!
Tailored maintenance service
We have zone letting contractors at preferred rates; we set a minimum spend and will always consult you on any maintenance issues that need to be attended to unless there is an urgent requirement.
Regular property inspections
We inspect properties every 3 months and e-report to you the findings! Generally there is nothing to report but we will always update you regardless just to keep you in the loop after all its your nest egg!
Monthly client accounting
We pay monthly by BACS direct to your account and send e-statements to your email address! If you prefer post no issue we`ll have it hand delivered.
